WORK SUMMARY: Responsible for providing general care and preservation maintenance of the Robie House, a property of the Frank Lloyd Wright Trust, and supporting daily tour operations. The successful candidate will carry out assigned aspects of the preservation maintenance and housekeeping manuals. The Robie House PreservationSpecialist will also learn some aspects of assisting with daily tour operations, but 90% of work load will consist of preservation maintenance and housekeeping. The Robie House PreservationSpecialist is designated as one of the primary respondents on the emergency plan.This is a part-time position with flexible scheduling. The successful applicant will be required to have weekend availability.DUTIES: Maintain Robie House Museum facilities, following the Robie House Preservation Manual completing all maintenance tasks. Specific tasks may include: minor repairs to plumbing, electrical and mechanical systems; preventive maintenance according to assigned checklists; daily walk-through of Museum; and ongoing assessment of housekeeping, maintenance and security conditions. Correct or report any identified problems.Make seasonal adjustments to property, plant, and equipment (e.g. climate control systems, lawn irrigation, lawn mower, ice melt). Supervise contracted employees (e.g. plant maintenance, pest control, snow removal, carpet cleaning, climate management.)Assist in the preservation and maintenance of the original historic fabric of the building by cleaning and surveying art glass windows, original wood trim, and hardware as directed.Complete daily housekeeping duties of the public spaces, bathrooms, and offices, following the building housekeeping manual. Remove leaves & trash from decks and entrance areas. Maintain building in presentable order while open to the public. Completes special cleaning projects as assigned by supervisors. Submit daily reports to supervisor of tasks completed.As a staff member with security clearance, open and close museum building and/or serve as building steward as assigned. Attend and assist with core staff training. Monitor potential problems from storms, power outages and any sort of emergency. Initiate response in accordance with emergency preparedness plan to contain potential damage, summoning outside assistance as needed. Respond to safety issues reported by staff, volunteers and visitors.Log time spent and repairs made by outside contractors and staff into Robie maintenance data base.Carry out seasonal upkeep to the properties including: mow and edge lawn, rake leaves and trim plantings as needed; remove lawn and other landscape debris; plant, mulch, fertilize, water and weed all lawn and exterior plants (when in season). As necessary, clear snow from public and private throughways to maintain building access for staff and visitors.Provide support for special events as needed. This may include moving furniture, after hours clean up, guest interaction, and modified security procedures. Report to staff person in charge of event when providing support for events and programs.Complete or assist with restoration projects and other special needs as assigned by Preservation Architect and Facility Administrator.Move, assemble, and/or install office desks, chairs, file cabinets, computer components, heavy boxes, business machines, and other furniture.Maintain facilities storage areas keeping supplies and equipment efficiently organized. Report to supervisor on condition of equipment and tools in order to complete work efficiently. Maintain inventory of cleaning supplies and equipment.As a team member of the Frank Lloyd Wright Trust, demonstrate positive interpersonal skills that promote open communication and respect for all positions, maintenance of confidentiality and contribute to the success of the organization.As a support member of our guest relations staff, must have excellent customer service skills and the ability to confidently interact with our public.Provides facilities support for all Frank Lloyd Wright Trust sites as needed.Performs other duties as assigned.QUALIFICATIONS: Associates Degree or equivalent trade experience. Mechanical and technical skills as demonstrated by a minimum of 2 years of prior work experience and/or certified training. Ability to learn and apply special procedures related to historic houses and museum environments.Familiar with computer use and Microsoft Office software.Travel to off-site locations may be necessary.Ability to lift loads of 75 pounds.Frequently required to bend, stoop and kneel while cleaning.Frequently moves, loads, delivers, or adjusts supplies and property weighing 35 to 75 pounds. On rare occasion, may move with assistance loads over 100 pounds.Frequently required to climb ladders, work on roof, and work in tight spaces (crawlspaces, etc.).Weekend and evening hours required.Ability to conduct visual, auditory, olfactory inspections.Comfortable with public speaking and interacting with guests.ENVIRONMENT:Majority of work in historic building currently under restoration. Exposure to environmental allergens including dust, pollen, mold and building materials pre-OSHA standards. Frequent high levels of noise. Multi-level work area; museum building and administrative offices not accessible to the mobility impaired. Workplace is a smoke- and drug-free environment.
